A shopping centre is two lighting schemes sharing one ceiling

Every retail centre is lit by two parties who rarely speak. The landlord lights the malls, the atria, the corridors and the car park. Each tenant lights the inside of its own unit to its own brand standard. Almost everything that goes wrong in a shopping centre happens at the boundary between the two.

The rule that follows is counter-intuitive: the mall has to be the darker half. A shopfront only reads as a shopfront because it is brighter than what surrounds it, so a corridor lit to the same level as its units flattens every one of them. The landlord’s scheme is a background, and a background that competes has failed at its only job.

That does not mean a dim corridor. It means a low, very even ambient level, with the interest carried by the ceiling, the floor materials and the atrium, so the space reads as considered without reading as bright.

The one place the landlord should put real light is the shopfront line itself. A shopfront is a vertical plane, and a mall lit to a horizontal floor target can meet that target comfortably while leaving every frontage flat. Light aimed at the tenancy line, from the mall side, is the landlord’s largest single contribution to how the centre looks.

Then switching. A centre runs at least three states. Trading has everything on; cleaning and restocking after the doors shut needs light in a few places and nowhere else; closed needs escape routes and enough for a security patrol. Splitting circuits by state at design stage is nearly free, and retrofitting that split into a finished building is not, because it is wiring and not settings.

Escape lighting is not an afterthought in a building the public uses. Exit routes, stair cores and final exits carry duties of their own, and the emergency scheme is easier and cheaper to integrate while the general scheme is being drawn than to add to it afterwards.

Maintenance happens in a live building. Nobody closes a mall to change a lamp, so access takes place between the last customer and the first cleaner, with a permit and equipment that must not cross a trading floor. Fittings serviceable from below, gear reachable without dismantling a ceiling, and spare stock held on site are worth more here than in any other sector.

Last, units change hands and shopfront lines move with them. Mall lighting set out to the structural grid survives a re-let. Set out to the tenancy line as it stands on handover day, it does not.
